LKAers may be seeing more than Virginia Department of Transportation and road contractors at the new Wares Crossroads roundabout in the coming weeks and months as Lake Anna Life & Times has learned of a retail project coming to the area.

Stephanie and Jon Koren, former owners of Lake Anna Tractor & Hardware (now Lake Anna Cardinal Home Center) located off Chopping Road just west of the intersection of Route 208 and Route 522 (Wares Crossroad) told Lake Anna Life & Times they are working with state and county staff to gain approval for what they have dubbed Roundabout Plaza.

“We are building two, 12, 500 sq. ft. commercial structures on our 13-acre tract. They will be fully occupied and house a gym, an indoor pickleball center, an arcade, a bakery, offices and a Lazy Parrot restaurant,” noted Stephanie.

The couple is hoping to break ground within 30-60 days depending on the permitting process.

The Korens wanted to be clear about their plan.

“When Steph and I bought the business six and a half years ago, this was part of the plan. One of the things we did want to do was build a strip mall. The buildings will be aesthetically pleasing, not unlike the style of Short Pump Town Center or Reston Town Center. The goal is to make this a destination not an impulse shopping center,” Jon Koren told Life & Times.

“Even though we are not right on the Roundabout we decided it would be a good name to call it because everyone knows where it is,” Stephanie explained how she and Jon chose the name.
