New Marina Approved Down Lake To Have Boatel And Boat Rentals

   After two neighborhood meetings, one held by Louisa County and one held by the developer, a Conditional Use Permit has been granted for a new marina; approved by both the Louisa County Planning Commission and the Louisa County Board of Supervisors.

 Louisa County Community Development received a site plan on August 18 for a marina, recreational vehicle sales/service and a parking facility for outdoor storage on two parcels totalling nearly five acres next to Pleasants Landing.

   The applicant, Louis Wood Bedell, III planned the project on two C2 zoned parcels – 3.541 acres and 1.122 acres.  Bedell applied for a Conditional Use Permit as the proposed uses would require a CUP for C2 zoning.

   The original site plan proposed 62 boat slips extending 150 feet from the shoreline and within 54 feet of a nearby homeowners’ dock.

  After review by Dominion Energy the plan was ammended by the applicant to include 43 covered boat slips.

  Bedell plans to offer boat and jet ski rentals and sell, repair and store boats. To accommodate those uses, he intends to construct the 43 slips, still extending 150 feet into the lake, 20 floating jet ski slips, boat ramps, a show room, a repair area and a 300-foot, two-story boatel that could house 80 to 90 vessels. Bedell plans to use an existing home as a sales office.

  Bedell’s representative, Torrey Williams, told Lake Anna Life & Times his client listended to the concerns of the County, citizens in the community and Dominion Energy. He also said the project fits with the character of the neighborhood and wouldn’t be detrimental, noting that it’s next to another marina, Pleasant Landing,

  Cuckoo District Planning Commissioner George Goodwin told Life & Times the process was one of the most professional and pleasant he’s ever been a part of during his tenure.

  As part of the CUP, the applicant has agreed to 14 conditions, largely aimed at mitigating neighbors’ concerns. Among the conditions are measures to prevent boats from exceeding 10 mph within the cove adjacent to the property, a provision requiring a 20 and 30-foot vegetative buffer on parts of the property and a prohibition on amplified outside noise. The facility must also provide two slips for EMS equipment.
