The Lake Anna real estate market ended the year with 242 homes sold in 2025, slightly less than the year before. With mortgage rates easing we are hoping for a more balanced market at the lake for 2026.
Home prices remain stable, and the lower rates are giving buyers increased negotiating power. However, many are predicting that home prices will continue to climb slightly over the next year. It is expected that existing home sales at the lake will climb due to the improving mortgage rates creating affordability for buyers. New construction is expected to ease for the first time since the Pandemic.
We have started the year with approximately 81 homes on the market and 47 lots. Of the homes listed, 36 are waterfront and 45 are lake access homes. The list prices range from $348,000 to $4.799 million. There have been 26 homes sold since the first of the year and we currently have 23 pending sales.
Regarding available lots, we have 47 lots currently on the market with 21 being waterfront and 26 access lots.
Last year there were 93 lots sold and this year we are expecting that number to ease sightly due to availability. It is predicted that new home building will ease up but who knows, since affordable housing is on the forefront politically.
Lake Anna is a unique market and requires special attention when it comes to selling your home. I highly recommend you hire an experienced local realtor that can develop a marketing campaign tailored specifically to your property location, condition and unique characteristics.
Hiring a local agent that knows Lake Anna well to sell your home will be more capable of reaching the right buyers. Including but not limited to, maximum online exposure, in print, and social media advertising.
Also, as I have stated in the past, hiring the agent with the most listings does not always provide you with the best service. Agents with many listings may not give your property the attention it deserves, causing it to stay on the market longer.
Buyers will also want a local realtor who knows all the details of the lake especially in regard to location such as the public verses the private side. Also, a local agent should be familiar with the various communities, builders, contractors and local services they will need. Finding the right location for your family is paramount and having an agent that doesn’t have your best interest in mind is a huge mistake.
