Lake Anna residents may be wondering about the delay in building what has been dubbed Roundabout Plaza on 13 acres next to the Lake Anna Cardinal Home Center on Rt. 522.
Lake Anna Life & Times caught up with owner Jon Koren for an update.
“Fundamentally we are still on track to build Roundabout Plaza as it as been announced. Our tenants are still our tenants (a gym, indoor pickleball courts. the Lazy Parrot restaurant and the Mad Batter Bakery). We ran into some delays, primarily due to some state agencies being slow. It happens. Anybody who does construction will tell you the same. We now have clearance to go back to work full bore,” Koren said.
He noted most of the delay was due to DEQ requiring modifcations to the stormwater management system planned for the site.
“I am happy to note VDOT has approved our shared entrance plan which includes the Cardinal Home Center and another development project. The entrance way is on Roundabout Plaza property,” Koren noted.
He went on to say if all goes well the project should be open by the end of the year if all goes well. Sometime in the next few weeks residents will notice the rest of the excavation work being done, then a concrete pad will be poured and from there Koren said it’s pretty much a six-month build out.
Tenants plan to occupy the 25,000 sq ft. space. There will be 2,500 sq. ft. in reserve and the Korens are considering rental office space.
“Everyone wants to label it a shopping mall or a strip mall, we prefer to call it a family destination. If you look at the tenants everyone is family friendly. The Lazy Parrot will have an arcade and a 7,000 sq. ft. restauarant. Who doesn’t like playing pickleball and working out? The bakery will have outdoor seating. We have turned down a vape shop and some other types of restaurants because we want this to be a fun and safe place to take your family,” Koren told Life & Times.
